Overview

Welbourne is part of an impressive £500m regeneration scheme, designed by Related Argent PLC in partnership with the London Borough of Haringey, to provide 1,030 new homes to Tottenham Hale. The area now offers plenty of amenities for residents in the form of retail, restaurants and healthcare.

Galliford Try and United Living managed the development with the crucial aim to create a ‘heart’ for Tottenham that would encourage the community to thrive in the new public spaces, supported by improved travel links to fully support this. Architects Pollard Thomas Edwards specifically designed Welbourne to have great tonal depth. With the support of the Taylor Maxwell specification team, they selected a blend of three different red bricks and a bespoke red coloured cast stone to produce a cohesive and unique residential space.

Concept to Completion

Managed by the Borough of Haringey, Welbourne now provides 131 council rent homes to the area and a new health care centre that can serve 20,000 local residents. Plenty of wellness and entertainment offerings were also included into the project for an all-encompassing site, including a communal garden, landscaped rooftop, cinema, restaurants and bars.

Vobster Architectural, a cast stone manufacturer within our group, worked with Taylor Maxwell and the architects to create a bespoke blend of cast stone that would complement the bricks specified. They produced a unique red cast stone for wave-textured feature panels, cills and band coursing, which provided not only structural strength to the building, but also great design. The red tones visually connect the brick, balconies and metal window heads together for a striking finish that defines the building’s architectural identity within the masterplan development.

Wet cast stone offers a superior performance to quarried natural stone or semi-dry cast stone, as its increased strength and reduced moisture absorption results in improved freeze/thaw durability, as well as being able to be used in bespoke components to achieve any project design vision.

With Haringey Council providing six new buildings and three public spaces near the train station, alongside 15 new shops and restaurants, all built to high environmental standards, Tottenham Hale was announced as one of the best value places to live in London in 2022.

The Tottenham Hale development has undoubtedly brought a ‘strong sense of identity’ to the area, with the Welbourne building standing out within the scheme for its different textures and beautiful blend of traditional red tones.
