Overview

Marketfield Way is a mixed-use development in Redhill, Surrey which has recently been delivered by VINCI Construction for client Reigate and Banstead Council. The finished site now offers 150 flats, 2,000sqm of retail space, a cinema and a basement car park.

Taylor Maxwell worked with sub-contractors Regency Facades to supply Anvil metal cladding and three facing brick types to the development, including the Carsington Cream from our Solus range. Designed by ECE Architecture, the key aim was to ensure that the new buildings blended with the existing vernacular and seamlessly connected the project to the high street.

Concept

The Marketfield Way development is located in the heart of Redhill town centre and sits on a site that was previously home to a carpark and post-war building. Part of a wider regeneration of the town centre, the council proposed to make Redhill a destination for locals by improving the area’s offering of restaurants, retail and entertainment spaces and homes.

The initial design for the project proposed a predominantly brick facade on the two residential blocks. However, after further consideration, this was revised so that metal cladding would be more widely used to reduce total construction time and the weight of the facade. To reduce costs and minimise disruption to nearby businesses and residents, the architects limited the use of facing bricks on the upper floors. This removed the need for scaffolding, allowing mast climbers to be used instead for a faster installation process, which in turn would reduce construction costs and disruption.

The facade of the retail and cinema building was thoughtfully designed to continue the existing rhythm of the high street frontage, with seven metres between each column. On the upper floor of the building, Corten-effect metal cladding was specified to contrast with the rest of the scheme, whilst providing visual interest to those arriving out of Redhill Station. The Corten-effect was chosen by the architects to give the cladding a textured look which would create a vibrant and impactful finish. Overall, the design intent of the metal cladding was to achieve a crisp and contemporary look, whilst also matching the colour palette of the local streetscape.

Completion

Anvil metal cladding was selected for the project, alongside three facing bricks, as the material was able to offer the facade finish that the architects desired. On the residential buildings, the cladding was selected in two colours to provide an infill to the frames, allowing for the depth of the reveals and features on the facade to be maintained, whilst using less materials. Utilising metal cladding as opposed to traditional facing bricks on sections of the facade also helped to reduce the overall weight of the buildings and the ‘embodied energy’ used to construct them.

On the retail and cinema building, Anvil metal cladding was used to create a striking and eye-catching addition to the upper floor of the block. The Corten-effect panels have an opening on the lower left-hand side and upper right-hand side of the building, which feature the cinema signage. The bottom edge of the signage has been designed to align with the parapet of the neighbouring Abbott Pub. At equal spacings along the metal facade, there are a series of punched openings featuring further signage, which have been thoughtfully designed to mirror the slots in a zoetrope, a nod to the cinema located within.

To match the architectural palette used in the local area, traditional facing bricks were used as the other main facade material. Three bricks were specified, a dark red multi for the ground floor of the retail and cinema building, an orange multi brick for the lower levelled residential building and our exclusive Carsington Cream brick for the taller residential block. These facing bricks all work harmoniously together to create visual interest across the facades and complement the various colours of Anvil metal cladding.

The completed scheme provides a striking new addition to the Redhill streetscape and offers new amenities to locals and visitors to the town.
