Overview
Little Gearies is a two-phase residential development in Redbridge, London. Designed by Avanti Architects, the first stage of this project has provided two, six-storey apartment blocks, each containing 35 homes. The second stage of the development will provide three rows of terraces, offering a mix of houses and flats.
The first phase has recently been completed using salmon red, brushed Argeton terracotta tiles, creating a striking and textured facade. Taylor Maxwell worked with sub-contractors A2O Facades to supply the cladding to the site, which was managed by Hill Partnerships for client Redbridge Council.
Concept to completion
The brief set out some key objectives for the development, including sustainable and high-quality design. It was also important to Redbridge Council that the homes were 100% affordable and that space on site was optimised to enhance the outside spaces for future generations of residents.
The new buildings have been carefully integrated amongst the existing blocks on the Little Gearies site. To ensure harmony with the estate and the surrounding area, the facade materials were thoughtfully selected to complement the existing red brick architecture. For the first phase of the development, Avanti Architects wanted to create facades that tied in with the existing tonal palette, whilst utilising a new material to contrast and create a striking and contemporary envelope.
Argeton terracotta cladding was selected by the architects to clad the two apartment blocks in phase one. As well as being backed by BBA certification (22/6507) and CWCT testing, the system holds an Environmental Product Declaration (EPD) in accordance with ISO14025 and is made from 100% natural materials. This meant the product was able to meet the environmental and testing requirements set out for the materials used on this project. The terracotta tiles were selected in a burnt orange colour with a brushed finish, to create a visually interesting texture on the surface of the tile. Available with a number of tile size and fitting options, the rainscreen system was able to offer the architects different design choices. They selected the Danza tile, which is installed with an overlap and hidden fixings to create a sleek, yet dynamic facade.
Once the second phase has been completed later this year, the development will provide the area with 103 new homes, all of which have been carefully designed with longevity and the wellbeing of residents at the forefront of design.
