Overview
Located in Wood Wharf, 50 and 65 Harbord Square is a mixed-use development that has provided the area with 100% affordable housing. Designed by architects Patel Taylor, the development features two 10 and 11-storey buildings that accommodate 143 new homes, a leisure centre, a primary school and an NHS medical centre.
Taylor Maxwell worked with the architects and contractors Canary Wharf Group to select the brown multi waterstruck linear bricks and brick specials used across both buildings. The materials were supplied to sub-contractor Galostar, who installed the bricks on the facades.
Concept
The overall design concept centres on a harmonious integration of community-focused facilities and high-quality housing. In collaboration with Canary Wharf Group, Patel Taylor guided the project from concept to completion with three specification considerations in mind: design life, robustness and workmanship. These influenced design decisions to create buildings that would stand the test of time and exceed future residents’ expectations.
A significant aspect of the design lies in its approach to materials. The facade employs linear brickwork rather than brick slips, a deliberate choice to ensure long-term durability and visual appeal. Traditional brickwork offers resilience against weather and wear, whilst being easy to maintain and repair. The use of precast concrete cladding further enhances the buildings’ robustness, providing superior structural integrity and a cleaner, modern aesthetic. These materials contribute to the longevity and low-maintenance requirements of the buildings, making them suitable for years to come.
Located at the eastern side of Canary Wharf, the buildings are meticulously designed to complement their urban setting whilst providing a seamless transition between the Coldharbour conservation area and Wood Wharf. The architectural approach balances individuality and cohesion. Two distinct aesthetic palettes were developed for the buildings, using the same brown multi linear brick as the unifying element, whilst varying mortar tones, window assemblies and balconies were used for differentiation. A white precast concrete plinth was also used across both structures to form a cohesive base and house various community facilities at ground level. This approach allows for the buildings to maintain visual harmony, whilst presenting a clear identity.
Completion and Sustainability
Completed in late 2021, the development is a key component of the Canary Wharf Group’s ambitious masterplan to create a vibrant waterside city. The two buildings provide the area with 100% affordable housing, ranging from one to four- bedroom apartments, and other essential community functions, creating an almost self-sufficient microcosm of a city within the development.
All homes are designed to Code for Sustainable Homes (Level 4) and follow the principles of Secured by Design 2014 and Lifetime Homes design criteria. The leisure centre, retail spaces and the school further underscore these sustainability ambitions, each attaining BREEAM ‘Excellent’ ratings with scores surpassing 75%.
Beyond building certifications, the project fosters a culture of sustainability throughout the neighbourhood. It supports Canary Wharf’s pioneering efforts to become the world’s first plastic-free commercial district, encouraging reduction, re-use and recycling practices. The development also creates a socially sustainable community by offering high-quality homes, diverse facilities and spaces that encourage interaction and growth.
50 and 65 Harbord Square stands as a benchmark for affordable housing and sustainable urban design. They seamlessly integrate high-quality living spaces with essential community infrastructure, proving that thoughtful design and innovation can create lasting benefits for both residents and the environment.
